Before & After: 2BHK Transformation in Sector 78, Noida
This project involved a 1,100 sqft 2BHK in a Mivan-construction society in Sector 78, near the Sector 76 metro station. The client wanted a Japandi-inspired interior with smart home integration — all within a ₹14 lakh budget.
The Starting Point
Fresh handover condition: bare concrete walls, no flooring, no electrical fittings, unfinished bathroom tiles. Typical for Mivan-construction buildings where shear walls limit what can be altered.
What We Did
Kitchen: WPC carcasses with matte charcoal laminates and a quartz countertop. The chimney was positioned carefully to avoid the concrete structural column in the corner.
Living + Dining: Vitrified tile flooring in a 2×4 ft plank format. A microcement feature wall behind the sofa. Recessed lighting throughout — no surface conduits because all wiring was planned into the false ceiling before closing.
False Ceiling: 9.5 ft Mivan ceilings constrained us to a single-tier flush design with a perimeter cove. LED strips at the perimeter plus a central chandelier achieved the layered light effect the client wanted.
Wardrobes: Full-height sliding wardrobes with a loft unit to maximise storage. The aluminium frame handles were chosen for durability in NCR's seasonal humidity swings.
The Result
Total project time: 47 days. Final cost: ₹13.8 lakhs. The transformation from bare concrete to finished Japandi interior required careful planning around Mivan constraints — and the result speaks for itself.
